'Eithin Bach': Terms and conditions

This information is to help guests understand how the accommodation at Eithin Bach operates, our standards, what is included in the price and what is expected of the Property Owner and Holidaymaker.

Holiday confirmation and payment
A deposit of 40% will be required on all bookings made and the balance is to be paid by cash, postal order or cheque 6 weeks prior to arrival date. All short breaks, weekend breaks and last minute bookings to be paid in full. Payment by cheque to be made to Mrs S Eirian Rees.

Telephone and e mail bookings received by the Property Owner will be kept for a maximum of 7 days from the date made until the property owner receives the deposit.

Upon receipt of deposit by the Property Owner, a holiday confirmation letter will be posted or e mailed to the Holidaymaker. The confirmation letter or e mail will confirm the dates of the booking, the date the balance is due and will include directions and key details to the property. A binding contract shall then exist between the Holidaymaker and the Property Owner.

Where the Property Owner has not received the balance by the due date, an overdue reminder letter or e mail will be issued to the Holidaymaker. If the balance is still not received within 7 days of the reminder letter/e mail, the Property Owner reserves the right to cancel the holiday booking and the deposit paid by the Holidaymaker will be forfeited and the Holidaymaker shall have no claim against the Property Owner for compensation or reimbursement whatsoever

The Property Owner reserves the right to refuse any booking.

The Property Owner reserves the right to correct any error in both advertised and confirmed prices.

Changes by the holidaymaker
Immediately upon receipt of the holiday confirmation from the Property Owner, the Holidaymaker should check the details and notify the Property Owner immediately of any correction as soon as possible.

Cancellation by the holidaymaker
The Holidaymaker should notify the Property owner immediately and in writing of any intention to cancel the holiday booking. The cancellation only takes effect when the Property Owner has received written confirmation from the Holidaymaker.

If the Property owner is unable to relet the holiday accommodation for the period of the cancelled holiday, all monies paid by the Holidaymaker to the Property Owner shall be forfeited to the Property Owner.

If the holiday accommodation is relet, monies received by the Property Owner for the relet holiday, less the deposit, and any extras already paid by the Holidaymaker, will be refunded to the Holidaymaker within 2 weeks after the relet holiday has taken place.

No refunds will be given on cancelled Short Break, Weekend Break holidays or last minute bookings, whether or not the holiday accommodation is relet.

Holiday cancellation insurance is not provided by the Property Owner and is not included in the price of the holiday. All holidaymakers are recommended to take independent advice on appropriate holiday insurance.

Cancellation or changes by the property owner
In the event of the Property Owner being unable to arrange the holiday accommodation requested by the Holidaymaker, or if the Property booked by the Holidaymaker becomes unavailable for whatever reason, all monies paid by the Holidaymaker will be refunded. The Property Owner will then have no further liability to the Holidaymaker in that respect.

The Property Owner will not be liable for the additional cost of any alternative accommodation which must be paid by the Holidaymaker.

Arrival and Departure Times
Weekly Bookings usually run from Saturday to Saturday and access for guests is from 4.00pm on the day of commencement of the holiday hire until 10.00am on the day of departure. The hiring party will be responsible for any cost incurred as a result of delayed departure.

Access for guests on short breaks (unless otherwise stated) is also from 4.00pm on the day of commencement of the holiday hire until 10.00am on the day of departure. However during off peak times we are sometimes able to be more flexible regarding arrival and departure times. Please enquire when booking.

Health and Safety at Eithin Bach Self Catering Cottage
The property has a fire extinguisher and fire blanket in the kitchen area. On arrival please familiarize yourself with how to use them incase of emergency.

There is a smoke alarm on the ceiling in the bedroom and a first aid kit is kept in the middle drawer in the kitchen.

Fuel and linen
All heating and electricity is included in the price unless otherwise specified.

Bed linen, bath towels, a hand towel in bathroom and 'T' towels are included in the price unless otherwise specified.

No-Smoking
Eithin Bach is a strictly NO SMOKING property.

Pets
Sorry NO PETS allowed.

Responsibilities of the holidaymaker
During the period of the holiday, the Holidaymaker undertakes the following:

  • That the number of people occupying the Property will not exceed the number stated when booking. If it does the Property Owner can refuse to allow the Holidaymaker to take possession of the Property or make the Holidaymaker leave the accommodation before the end of the holiday.
  • That the Property will be used solely for the purpose of a holiday by the Holidaymaker and his party.
  • To show due consideration for other parties. If the Holidaymaker abuses the Property or displays dangerous, offensive or rude behaviour to the Property Owner or any third parties (e.g. neighbours), the Property Owner / caretaker has the right to ask the Holidaymaker to leave the accommodation before the end of the holiday.
  • To allow the Property Owner or his representatives access to the Property at any reasonable time during the period of the holiday.
  • To keep the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property in the same state of repair and condition as at the commencement of the holiday and to ensure that at the end of the holiday the Property is left in the same state of order and cleanliness in which it was found. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after the Holidaymaker’s occupancy and for any consequential loss.
  • To report as soon as possible to the Property Owner any breakages or damage caused by the Holidaymaker during the holiday and to reimburse the Property Owner with the cost of replacement. The Property Owner reserves the right to make a claim against the Holidaymaker for repair or loss as a result of damage caused.
  • To notify all other members of the Holidaymaker’s party of these conditions.
  • To arrive after 4.00pm on the arrival day and to vacate the Property by 10.00am on the day of departure unless prior arrangement has been agreed with the Property Owner.
  • The Holidaymakers' vehicles and their contents and the Holidaymakers' personal belongings are left at the Property during (and after) the period of the holiday entirely at the risk of the Holidaymaker.
  • The Holidaymaker must not (without the express permission of the Property Owner) allow any person other than guests booked and staying in the Property for their holiday to use the facilities and amenities of the property.

Complaints
In the event the Holidaymaker may have cause for dissatisfaction, please inform the Property Owner as soon as possible so that they can resolve any problems straight away. Thank you.

Liability
The Property Owner shall accept no liability to the Holidaymaker for any loss, damage or injury howsoever caused to the Holidaymaker or to the Holidaymaker's personal property (or to persons in the Holidaymaker's party or their personal property) during their stay at the Property except to the extent such loss, damage or injury is caused by the negligence or willful default of the Property Owner.

The property owner shall accept no liability for any unexpected or unusual circumstances which are outside their control, such as severe weather conditions, failure of public utilities, fire, flood, drought, acts of riot, illness of property owner or family members, etc, which may lead to facilities offered becoming unavailable for all or part of the rental period.
